The preconstruction process outlined in this proposal will produce an accurate budget relative to the scope of work. This up-front attention to detail should eliminate the need for changes in the scope of work that could ultimately result in a change orders. Due to the fact that the specifications will be jointly developed with the architects, engineers, contractor and subcontractors, change order conditions should not be present.
The administration of the guaranteed maximum price during construction is a procedure we conduct routinely. Our on-site staff provides full-time management and coordination of subcontractor activities. Both weekly and monthly meetings are held, to discuss planning, coordination and progress payments. Preparation of the pay request is handled by the bookkeeping staff in coordination with the job supervisor and contract administrator. Reports from these meetings will be generated and distributed to all appropriate parties. Administration of the payment and cost contract procedures will include the following:
